Terms & Conditions
of Use

The term of this agreement
shall be for the number of days indicated on
the Lodging Agreement.

Lodger shall pay rent and all
other fees indicated on the Lodging
Agreement.

Lodger shall pay a security
deposit of $200.00 or more depending on the
rental property and the number of days being
rented. The security deposit shall be
returned within 15 days following the date
of departure, less any damage to the
premises or the rental property furnishings,
or the value of any missing items belonging
to the property, or excessive cleaning
and/or repair to the property. Lodger
agrees to return possession of the rental
property in the same condition as found upon
taking possession of the property. Charges
for damages, additional cleaning, etc.,
shall be deducted from the security
deposit. If damages exceed the amount of
security deposit, lodger agrees to pay said
damages within 15 days of receipt of
additional charges. Lodger agrees, upon
signing this agreement, and understands and
acknowledges that they will have sole
liability for any damaged, missing or
additional cleaning necessary. Lodger
acknowledges that An Abode Away is
authorized to send a statement of additional
charges to the signing party that is due and
payable within 15 days of receipt.

Late checkouts after 11:00 am
will be charged a late check out fee of
$25.00 per each hour late or portion thereof
unless prior arrangements have been made.

Receptions, parties, other
hosting events, or excessive noise are not
permitted at the rental properties. If the
lodger violates this policy they may be
asked to vacate the property immediately and
the security deposit, in its entirety, shall
be forfeited. These properties are in
residential neighborhoods and lodger is
required to follow all applicable laws and
ordinances.

Cancellations will not be
accepted within the period 30 days prior to
the reservation date and the lodger shall be
obligated to pay the entire rental amount
and all fees and charges other than the
security deposit. An Abode Away will make
every attempt to re-rent the property, and
if it is re-rented, the lodgers deposit will
be returned less the $50.00 cancellation
fee. Cancellations are accepted and deposit
will be refunded if An Abode Away is
notified before the 30 day period prior to
the date of the reservation. In all cases,
however, a cancellation fee of $50.00 will
be deducted from the deposit.

Lodger may transfer the
reservation to another party, providing that
the replacement party completes an
application and signs a new lodging
agreement.

Pets are accepted at some of
the properties upon approval and with
additional fees and deposits. Pet(s) are
the sole responsibility of the lodger and
any damages and/or liability will be assumed
by the lodger and will be charged to the
lodger. An Abode Away or the property owner
will not assume any responsibility should
pet be injured while on the property. Pets
are not allowed on ANY furniture. Lodgers
will be charged for additional cleaning if
necessary, for soiling or smells caused by
said pets. Lodger agrees that pets will not
be allowed outside the rental property
without supervision, and in no case, will
the pets be allowed to enter upon any
neighboring property. Lodger will not, at
any time, leave pets alone at the rental
property and will take measures to keep dogs
from excessive barking. All pet waste will
be cleaned up by lodger or they will be
charged back for that service.

Smoking is not permitted in
ANY of the rental properties and this rule
is strictly enforced. Any damages or smells
caused by smoking will result in an
additional charge which will be deducted
from the security deposit. Smoking outside
is permitted but lodger must keep windows
and doors closed to avoid the smoke from
entering the home. Lodger must extinguish
all smoking materials correctly and place
them in outside trash receptacle ONLY.

Children are permitted at all
of the rental properties. Children are the
sole responsibility of the lodger while on
the premises. Any damage caused by
children, necessary cleaning, or liability
will be the responsibility of the lodger and
any additional charges will be charged to
the lodger. An Abode Away does not assume
any responsibility should children be
injured while on the property.

Lodger shall not make any
material alterations to the property without
An Abode Aways’ prior consent. All
furniture and furnishing, and all inventory
items, must be replaced in the location and
in a manner the lodger found them at
check-in.

Lodger shall comply with all
building, zoning, health codes and other
applicable laws for the use of said rental
property.

Lodger shall not conduct on
any area of the premises any activity deemed
extra hazardous, of an illegal nature, or a
nuisance.

An Abode Away and the
property owners are not liable for any
injuries to the lodgers or their guests,
while lodgers are in possession of the
rental property. An Abode Away and property
owners are not for any loss of money or
valuables belonging to lodgers or guests.
An Abode Away and the property owners are
not responsible for any acts of theft or
vandalism or any damages to any personal
property belonging to lodgers or guests. An
Abode Away shall not be responsible of the
lodgers should those fees, arising from
claims, result from the rental of the
property during the lodgers rental term.
This Agreement shall be binding upon and
inure to the benefit of the parties, their
successors, assigns and personal
representatives.

An Abode Away is not
responsible for any condition beyond our
control such as, but not limited to, stormy
weather, road conditions, power outages,
TV/cable outages, or any other guest
emergencies. Such conditions or emergencies
do not constitute a basis for recovery. In
the event of water, plumbing or appliance
failures, we will dispatch a repair person
as soon as possible after the problem is
reported. Persistence of such conditions
may constitute a basis for An Abode Away to
move you to a comparable rental property.
